- Rental rate – This is an unfurnished lease for three thousand six hundred dollars ($3,600) per month.
- Security deposit – One and one half (1 1/2) months’ rent = five thousand four hundred dollars ($5,400).
- Availability – The property is available for immediate occupancy.
- Lease term – The ideal lease term is one (1) year minimum.
- Utilities – The Landlord will cover water and garbage; all other utilities and services (electricity, gas, cable, etc.) will be the responsibility of the Tenant(s). The internet/cable provider options for the building are AT&T, DirecTV, and Spectrum.
- Renter’s insurance – Renter’s insurance including five hundred thousand dollars ($500,000) in personal liability will be required. This amount of insurance may be procured from most insurance companies (Allstate, State Farm, etc.) and the annual premium is approximately two hundred to three hundred dollars ($200 – $300) a year. To clarify, this policy will be for you as a tenant and cover your personal property (clothing, furnishings) from theft and/or fire and the personal liability component is written into that.

APPLICATION
If you’re interested in leasing the property, here are the documents to include in your application package:
- [1] Application to Rent (download). Fill out Pages 1 & 2 as legibly and completely as possible. Please be sure to write in your proposed move-in date, include all contact information and phone numbers requested, and sign/date. Skip Pages 3 & 4. Assume that all parties will be contacted. All applicants over eighteen (18) years of age must complete/sign their own separate form.
- [2] Credit report & FICO score. If you don’t already possess a current credit report from one of the three national credit bureaus (Equifax, Experian, and TransUnion), you may go to whichever reputable website you prefer (e.g., MyFico.com) and pull your full credit report/score. It’s a quick download with credit card payment. Please be sure to save the entire report (not just the score/summary) as a PDF. Again, each applicant must submit their own report/score.
- [3] Verification of income. The two (2) most recent paystubs/paychecks that you’ve received. If you’re self-employed or do not currently receive a regular paycheck, you may submit alternative documents (e.g., employment letter, deal memo, tax return). Social Security Numbers may be redacted.
- [4] Verification of funds. The two (2) most recent full-page bank statements (checking and/or savings accounts) that show your name/address, balance, and date on the same page. The cover page alone without the daily transactions may suffice. No screenshots please, account numbers may be redacted. There should be sufficient funds to cover the first month’s rent and the security deposit (nine thousand dollars [$9,000]) at minimum.
- [5] Identification. Copy of your current/valid/unexpired government-issued photo identification (e.g., driver’s license, passport, state ID card).
